If I could give 0 I would. Warning. Stay far away from all these properties. They r riddled with bugs ranging bed bugs to roaches. The first week we lived in ours we had to have them remove a rat from inside the wall. Imagine how long that took. U all have plenty of other warnings on here to stay away. On top of that the Seans and those people r not to help u. They keep drama started
Stay away if u want to protect your belongings and family and it's a financial hole. I tell everyone looking stay away from all cooper properties

We r now in a very nice place with nice landlord and a very nice property. You guys r a joke ....karma will serve all of you well. Keep living dirty!

Oh yeah if u also don't get along with them. When u move they will charge u for everything in that apartment.

Good luck if u still chose t live in ANY of these desgrace of properties and management.

I was scammed by robert varilio at 417 ne 13th st FLL I rented a room and he was not authorized to rent and then took all my belongings and kicked me out didn’t return my money I then find out the property is cooper properties and still have been scammed for my rent money for the room I paid Robert Varilio which I have him on video signing the paper and accepting payment

I wish I could reach out landlord because office management is trying to take all my security deposit for late keys return of $125 , when I turn keys 2 weeks prior my lease expired (my lease expired 7/31/24 , month been paid full) ,they trying charge me for paint over black paint in bedroom when I never touch bedroom walls (I have video when I moved out) … I hope landlord sees these reviews… picture attached also when I moved in new place

After looking around for weeks to find something in my budget, I felt like I was not going to find anything worth living in. Realtors actually turned their noses up at my situation. I lucked out and found cooper properties and Jason. He made me feel comfortable, he answered all my questions and he kept all of his promises. He is a knowledgeable and super friendly...a true superstar! Thank you for making this move seamless.

So the place had roaches, it was a mission to get cable/internet installed because they lock up the area, and make the cable company drive to the office, which is not on site to get keys. High rises were being built all around us, so I think they took that as their chance to raise the rent to almost match the newer buildings. Meanwhile, they hadn't painted, done repairs or any upgrades. I decided to move. If I was going to pay those rates I'd stay in a luxury complex. I asked them to keep my deposit since I was essentially breaking the lease a few months early and we'd call it even. They agreed, but then started acting shady. They had the keys, knew I moved, the apartment was left spotless, yet they sent me a 3 day notice, and then when I addressed them for that, they tacked on some additional bogus charges of $200 that the damn near $3000 deposit supposedly didn't cover. They even went to court to add to my credit profile. They are predators. This was my last resort, so I paid the high fees, but never again. Stay away if you can.

Here is an actual review from someone who lived in the apartments. A warning to everyone, please don't brush this off because its a lot of money and time that will be wasted.

Your apartment will be dingy, dirty and the appliances are old. My specific apartment, the ones next to me had termites. There was even rumors of rats and yes I found several roaches while living there. They will not do anything if you request. My neighbor had termites so bad that they were flooding his apartment, He would vacuum them up daily. Despite multiple requests and the high cost of rent. They would take weeks to come out and "repair" the damage, stating they would hire an exterminator. In reality it was their "maintenance" team of Haitian guys who couldn't speak English and would put Walmart brand bait in the wall, then patch up the wall with drywall.
I had upstairs neighbors that would fight daily, their kids slamming around all hours of day and night. When I complained nothing was done.

Worse yet was when I finally moved, I needed my deposit back. The lady on the phone ignored me when I requested it to be sent to a specific address that was listed in my file as my previous address. After that, they completely ghosted my calls and emails. They were extremely avoidant and I was often told that a manager was out or busy. I was even told that they had no record of me staying in the apartment before they hung up on me. After arguing with some "manager" over the phone, they finally stated that my deposit was sent to my "last known address" which was apparently the very apartment I rented from them. Which was absolutely false because I listed my previous address as my family home. It wasn't until I got my company lawyer involved that they finally gave up and allowed me to have the check sent back. Of course they stripped it of $250 saying that there was damage and the apartment was dirty. I had cleaned and taken photos just before I left. They didnt send the check until I fought with them again, calling multiple times a day, daily until they sent the check out.

That being said, they will not take online payments or card payments. I am pretty sure the owner is using money grams to hide from the taxes that would be charged for every major transaction taken place. As they require the money order to be made into the name of some Rita Cooper, who is apparently the owner?
The rent is extremely high for the area, the quality is subpar at best. I would find better luck staying at a crackhouse in downtown Miami for better.

A lot of the places they rent are 1960s built and run down in desperate need of maintenance. I am talking about full overhaul and extermination. There will be no parking, youll end up fighting over space with your neighbors. You will live without heat in a FLOOD ZONE, so be cautious of that.

DO NOT RENT, ITS NOT WORTH THE EFFORT. FIND SOMEPLACE ELSE.

This leasing company is Ludacris about their concepts of guests and visitors. Basically if you rent apartments from these people you cannot have any guests unless you pay for them. It sounds like highway robbery sounds like all they care about is money. And then on top of it they want your guests guess no less to comply to a background check. This sounds almost like a prison or a halfway house.

This is my account of renting with Cooper Properties over two and a half years in one of their buildings located in Victoria Park. The approval process was fast and easy. Throughout my stay any maintenance issue I ever had was resolved by calling their maintenance department. Unlike the other reviews I was given my security deposit back in full. I took pictures of everything when I moved in, kept the lease agreement filed, hired professional painters to touch up the walls, and house cleaners to clean everything (even under the kitchen appliances) before returning my keys. The apartment was left in better shape than when I had moved in and I documented that as well.

Staff was friendly and very helpful.

My only advice to the billing office would be to update to a more effective online payment system. At times I found it hard to make it to the office to pay my rent because of the conflicting hours with my job. Also an online system would save a drive to the drop box.

I've lived at one of their properties for almost 4 years now. They've stepped up their business model consistently in that time. Their maintenance team has always been friendly, knowledgeable and prompt. Their administrative staff is professional and courteous, and that's certainly a difficult job to be consistent with. My dealings with management has made it so that I trust in their words. Scott is a top notch pro as well as Sean, and they're both intelligent and good guys. I'm quite happy that I've stayed with Cooper Properties through the years.
